We keep the cost of taking a pub as low as we can. After all, we want personalities
behind our bars not just people who have a few quid in the bank.
A typical JW Lees tenant will need the following to take a pub
- Trade fixtures and fittings (normally about £10,000)*
- Stock and glassware (normally about £2,500)
- A security bond (minimum of £5,000 – we pay you interest on it too!)
*The amount of money required depends on the individual pub. And if you don’t have the
money that you need then we are able to help you get the finances together either with
a loan or a hiring agreement, if necessary.
If you are struggling to get the finances together then get in touch, and we can usually
help you.
Rents
We try to keep our rents at reasonable prices to allow you the opportunity to make a return
Also, we don’t skimp on keeping our pubs in good order, so we base the level of rent on a fair
level of maintainable trade for a competent licensee.
When calculating the rent we look at all the income streams, and work out a rent based on a
percentage of turnover, having regard for the profitability of the house.
We don’t penalise success. If you do well, we do well - it’s as simple as that. We never
like there to be any surprises when it comes to rents and we know that the last thing that
we want to do is loose good licensees.
