What do JW Lees look for in a licensee?

Different pubs have different requirements, a food led business needs someone with
food skills whereas a community led pub needs someone with a different skill set.
However drive, enthusiasm and a great personality are needed for any pub.

Do I need a solicitor and accountant?

We encourage all licensees to seek professional assistance before taking a pub. A pub
is a large commitment so ensuring you have the best advice is crucial.

If I do well in my first three years will you penalise me with a massive rent increase ?

We make it clear from the outset how we calculate rent, so if the business grows, there
will be a rent increase but this will be negotiated and be fair. We want to retain good
licensees not lose them through prohibitive rent increases.

What if I find pub life isn’t for me?

Despite all our best endeavours to make sure we have got the right person in the right
pub sometimes it doesn’t work out. That is why we have a three months cooling-off
period.

How much will it cost me to take over a pub?

It very much depends on the pub but there is financial support available if needed.

The Application Process
  1. Application form completed and sent in to JW Lees.
  2. Application form screened and interview arranged with an Area Manager.
  3. Feedback from interview with list of pubs available supplied.
  4. Meeting with an Area Manager regarding a specific pub.
  5. Formal viewing of the pub.
  6. Discussion on the pub specific details.
  7. Business and financial plan completed by prospective tenant.
  8. Final interview with Director of Pub Operations.
  9. Formal letter of offer made.
  10. Possession date agreed.

right match is made between pub and licensee.
